It’s no news change in the commercial real estate sector abounds:  Secondary Markets becoming Primary Markets, Tertiary Markets becoming markets of opportunity, and cap rates changing.

In “A Game of Risk “ by Malcolm Davies as featured in the March|April 2013 issue of Commercial Investment Real Estate magazine, published by the CCIM Institute, Davies addresses tertiary markets, such as Baton Rouge and New Orleans, as the current “Final Frontier:”

    “When we finally do see cap rate compression in these third-tier cities, we will see the full recovery of the commercial real estate markets as a whole.”
                                               
    If commercial real estate were a baseball game, then the primary and gateway markets are in their third or fourth inning, the secondary market is in the first, and the tertiary is in the dugout, en route to the batter’s box.”

I don’t know about you, but I think that our home team is already swinging away.
