The owner of the former Golden Corral site on Sherwood Forest Boulevard has plans for an 18,000-square-foot shopping center at the location.

The Shoppes at Sherwood will feature 11 spaces averaging 1,600 square feet each at the site, with rents ranging from $20 to $25 per square foot. Carmen Austin, of Saurage Rotenberg Commercial Real Estate, said the developer plans to break ground later this year.

Austin said she is currently in talks with a national coffee user, national pizza concept and other prospective tenants. Plans call for a courtyard at the property with a 3,110-square-foot space suitable for a full-service restaurant anchor.

The owner of the property, Tributary Holdings, LLC, had previously listed the Golden Corral building for sale for about $1.8 million after the restaurant closed the location and opened at a development on Millerville Road. Instead, Austin said the firm plans to demolish the building and construct the ground-up shopping center, though the demolition could change once cost estimates come back. The development is currently in pre-leasing stages.

 “We’ve had a lot of interest from smaller users and we think it has excellent demographics and is a high trafficked location,” Austin said.

The site, on Sherwood Forest between Siegen Lane and Coursey Boulevard, is next to an existing shopping center home to Bay Leaf Indian Cuisine.
