In a recent article, the title should make a commercial investors of our area listen closely: “Tertiary Markets” by Sara S. Patterson in the Commercial Investment publications of the CCIM Institute.
Subtitled “Investors explore various opportunities in search of high ROI“, the article notes that many rea; estate professionals in markets outside of the larger cities with a profile such as Baton Rouge face a problem not of DEMAND but of SUPPLY.
Savvy investors both local and out of state are often poised for these tertiary markets which frequently offer better returns due to attractive capitalization rates. Interest has also grown in 1031 exchanges. The demand is there; the challenge is supplying adequate investment opportunities.
The author writes:
“Overall, tertiary markets excel in value-add opportunities, providing investors with strong returns in exchange for improving commercial real estate properties. When a market adjustment comes, tertiary markets often leg behind primary markets by a year or two and sometimes weather the storms better by being less volatile.”
Despite recent economic challenges, our market remains in the investment spotlight due to its unique profile– so let’s find our niche and hitch on to it.
