As commercial real estate professionals, we are frequently involved with appraisals.  An appraisal must be understood from several aspects—who was the appraisal performed for and for what purpose. 

Several useful insights are summarized in a recent article “10 Things to Know About Commercial Real Estate Appraisal” by Darren Dahl contributing editor of Inc magazine.

A very important point clarifies the terms:

  • Fee simple interest
  • Leased fee interest
  • Leasehold interest

When an appraisal is made available for consideration, it is extremely important to interpret the data in a manner consistent to the purpose of a client other than the party authorizing the appraisal.  As the article points out: “The client is the party that orders the appraisal.
